Beauchamps' specialised Housing team was pleased to act as sole legal advisers to Approved Housing Body (AHB), Co-operative Housing Ireland (CHI) in their acquisition of Glass House, a 176-unit apartments including ground level playground and courtyard area, designated basement car parking which forms one of three apartment blocks in Phase 1A of the development all of three blocks which share a common podium, basement, amenities, facilities and services in Sandymount Strand, in partnership with Lioncor and Dublin City Council. This was the first block to be acquired in a large scale 37-acre mixed-use development intended to comprise 4,000 residential units and 1 million square feet of commercial offices with specific scheme management arrangements.
The Glass Bottle development will deliver much-needed social housing for households on Dublin City Council's waiting list and represents one of the most significant contributions to social housing for Dublin this year. The scheme is made up of 12 studios, 43 one-bed apartments, 95 two-bed apartments and 26 three-bed apartments. Our team effectively navigated the complexities of the transaction within a challenging and high-profile market environment, providing strategic advice throughout. Beauchamps continues to advise on developments that help in advancing housing delivery across Ireland.
The transaction was led by Maitiú Ó Dónaill and Fidelma McManus, with support from Anne Doyle, Caoimhe Banks, Damian Maloney, Niamh Greene, Robert O'Beirn, Julie Kealy and Daniela Galatanu.
